Terms & Conditions


Your booking is refundable up to 60 days prior to your arrival date. Bookings are non-refundable less than 60 days prior to the arrival date. All changes and cancellations must be given in writing. Shambhala@Byron reserves the right to cancel the booking due to unforeseen circumstances. Please note no credit or refund will be given in whole or part for days not used resulting from late arrival or premature departure.


A security bond of $500 per house applies. This amount will be held against your credit card for a period of five business days and auto released unless there is damage to the property upon your departure. Damages are not limited to the security bond amount and costs may include replacement and repair of any damaged items, labour, staff costs and loss of any rental from forthcoming bookings. A minimum charge of 1 day’s rental may apply if restoration work is to be completed on a house, with the daily rate applicable until repairs are finalised. The premises must be left clean, tidy and in good condition. Management reserves the right to charge for any extra cleaning required to be deducted from the security bond. Failure to comply with the terms & conditions may result in charges against your security bond.


The number of guests stated on your booking form indicates the agreed number of guests your tariff covers. This must be strictly adhered to, and the management of Shambhala@Byron reserves the right to ask guests to vacate the property should this not be adhered to. In this event there will be no refund applicable. The facilities and equipment are strictly for the use of registered guests only and at no time should non-registered persons use these. If you invite visitors to the property, you will be held responsible for any property damage or personal injury they incur during their stay. All visitors to Shambhala@Byron will be required to vacate the property by 8:00pm, unless previously agreed to by Shambhala Management.


There shall be no smoking inside any of the cottages at any time. A cleaning fee of $500 per house will be charged if this occurs.

There is a strict no pet’s policy, including birds or any other type of animal.
The guest must undertake to respect all relevant legislation both local and other during their stay.

The property may only be used for residential accommodation. Any other usage is not permitted unless agreed in writing by Shambhala@Byron management. Guests are not permitted to arrange/hire third party contractors to come on-site without prior approval of Shambhala@Byron management. All third party contractors must forward copies of any relevant insurance to Shambhala@Byron management if approval is granted.

We reserve the right to ask guests to vacate the property should this not be adhered to. In this event there will be no refund of monies.


Please be advised we are not responsible for any loss of or damage to personal equipment and property during your stay with us or during your participation in any of our arranged activities.

Nor will we be responsible for any loss or damage to vehicles or property contained within such whilst parked on or entering /leaving the premises.

We will not accept any responsibility for any delay, additional expense or inconvenience which may be caused directly or indirectly by events outside our control such as late arrival of international or domestic flights or transport, civil disturbances, fire, flood, and unusually severe weather, acts of God, acts of government or failure of any machinery or equipment.


Check in time is 2.00pm and check out time is 10.00am.
Should you wish to extend these times please request upon making your reservation. A half-day room rate for a 5:00pm checkout is possible, subject to availability.


At no time may any items be removed from the property. The cost of any missing items will be charged to your credit card.

We have listed their noise, party, and consequences of not meeting terms and conditions policies below:


Guests must not create noise which is offensive to neighbours especially between 10pm – 8am and during arrival & departure at any time throughout the occupancy. Offensive noise may result in eviction with loss of rental paid & charges against the security bond.

Guests must abide by any noise abatement conditions, standards, and orders issued by police or any regulatory authority to minimise impacts upon the residential amenity of neighbours and local community.


The property is not a “party house” and any such activities are strictly prohibited. Any Shambhala@Byron approved gathering, celebration, or entertainment must not conflict with residential amenity and must comply with all house rules.


We have a strict 2 strike policy.

First offence will result in a minimum HLO fine of, but not limited to, $200 plus our staff call-out fee billed at $50 per hour.

The second offence will result in the loss of security bond and guests will be asked to vacate the property. Non compliance can include enforcement action from owner, staff member, security service, local councils, or in some instances, the police. Enforcement action is subject to the Australian Consumer Law & other relevant legislation. Such enforcement will result in termination of permission to occupy the property, eviction, loss of rental paid, deductions from security deposits, and extra charges.

All guests should be aware of their obligations and of their responsibilities to make any visitor to the property aware of these requirements to maintain the amenity of the property and its neighbourhood.

Payment Policy

You must make full payment for accommodation booked on the site at the time of booking and you agree to make payment via a debit to your nominated credit card. The amount debited will (subject to the following) be the amount shown on our booking page. Depending upon the currency of the booking, your credit card’s currency and the country in which your card was issued, your credit card provider may impose foreign exchange fees and other fees which are in accordance with your arrangements with that credit card provider.

Cancellation Policy

Your booking is refundable up to 60 days prior to your arrival date. It is not refundable within 60 days or less of your arrival. All changes and cancellations must be given in writing.
